Are you buying a home in Winnipeg? Does it really have to be so complicated?

Buying a home could turn out to be the largest investment you will ever make in your lifetime. It is for this very reason that jumping into the process without an assessment completed by a professional to determine the path with the fewest obstacles, can often lead to complications and stress. No one needs any more stress than what everyday life throws out us, so for the very reason we would like to apply for the job of representing you! We would start with a 30-45 minute Needs and Assessment meeting. Whether you have bought before or not, it is important for us to understand your expectations. Upon identifying your expectations and needs we are able to give you the proper advice regarding financial options, possession date options, how to avoid bidding wars, how to win bidding wars, the costs of fulfilling the contract, the options available to you at the time of writing the offer, and most importantly, to protect your best interests AT ALL Times. Unless you have a clear understanding of the entire process from start to finish, you may find yourself dealing with regret and stress. Do not let this happen to you. Give us an opportunity to meet with you for 30 minutes. Worst case scenario, you learn something new with no cost or obligation to buy a home through us. Michael Leclerc 7926453

4 offers. 722 Square Foot Side by Side sells for $17,600 over list price in Charleswood Winnipeg

It was indeed an honor for me to represent this wonderful couple to sell their home for maximum amount of dollars in a minimum amount of time with a 10 day possession. We met months ago, discussed strategy regarding preparation, agreed on timing, watched the market closely and pulled the trigger at the opportune time. The result was a short period of time on the market, 4 days of attracting qualified buyers only and the consideration of 4 offers. The winning bid was not necessarily the highest bid, but rather the bid that appealed to the seller’s best interests. After very close consideration to how the offers were written and what the conditions and promises were, we successfully chose the right candidate. The home was sold on March 15th and possession is March 23rd. Another win win situation for the consumer as buyer got what they wanted and seller was happy with the outcome as well. To sell your home quickly and have your best interests looked after at all times; give me a call or text at 2047926453. There is no cost or obligation for a Complimentary Market Evaluation. Recipe for a successful sale. Turn of the century home in Winnipeg

Selling a 100 year old home in Winnipeg can some times prove to be a challenge. Every buyer is concerned about the age of the structure and the repairs. Preparation of the home for sale is the key. Make sure there are as few items unfinished as possible. Keep any repair bills to ease the purchasers concern. Give the home a good top to bottom cleaning and de clutter as much as possible. Older homes are typically laid out with many rooms; very rarely do you see an open concept home over 50 yrs old unless it has been modified. As a general rule we search title to make sure there are no encroachments as most of these homes were built right next to each other with eaves sometimes touching each other and garages straddling property lines. Once we have the home ready to hit market, we study the area paying close attention to trends and competition. The plan is laid out for the seller; it is agreed upon and executed. Larry & Marlin are happy home sellers of a 100 yr old home in the West End of Winnipeg. The home was sold quickly and for top market value so they could get on with their lives and relocation. $58,100.00 over List Price in Heritage Park Winnipeg

It appears sellers in Winnipeg are in for a nice surprise again this year as the demand for good homes in Winnipeg continues to push prices upward, or should I say skyward! Last evening I had the privilege of representing an Investor couple who put their heart and soul into every renovation they do. They purchased the home within the last 12 months, spent the better part of this time remodeling and refurbishing and after serious consideration regarding the market values, we listed the property at $299,900. The feedback on the home was all positive, the location of the home was excellent on a quiet child friendly street and the market did what it has been doing for the last 10 or so years, it shocked us!  We received 8 offers and after considering them all and looking at the merits of one vs. the other we negotiated and sold the property for $358,000. When I left the home of the sellers last night, I was extremely happy for them. It just goes to show you that people who do fantastic renovations to a home with pride and care do come out ahead and the home buyer appreciates the finished product. This produces a Win-Win effect for the consumer. Recipe for a Successful Relocation to any Destination around the World

At this time of year, many corporations are planning or in the midst of relocating employees. The most common relocation in Canada over the 1st six months of the year is Military Relocations. Whether you are planning a DND relocation or a move across our country or the world for work, or to be with loved ones, there is a long list of items that one must consider. The job of a real estate agent at both ends of the move is critical for a number of reasons. At the current location, preparation of the home for sale, the value and the timing is critical information for the transferee. In many cases, part of the family is left behind and this can become a stressful situation to say the least. At the destination, counseling the transferee can be even more critical. Here are some tips that we have passed along to our recent relocation families. You can visit any of our helpful websites for more information including DNDrelocationsystems.com or WinipegRelocationSystems.com. These sites have been created to help. Items to consider: Know your companies corporate relocation policies to understand and identify expenses that are covered, for example: travel, accommodation, services for purchasing a home, food, childcare, lawyer and realtor fees. Prior to leaving on your house hunting trip it is also a good idea to speak with your banker or mortgage representative so you are familiar with Bridge Financing, Title Insurance, Closing Costs and Lines of Credit. I would recommend that you familiarize yourself with the laws in your new jurisdiction. Manitoba, for instance has a wait of 21-30 days for the title to be registered, whereas most other provinces do not. It is good to know the Agency Laws, Home Inspection options and closing costs. One other large component of the equation that is commonly overlooked is the tax laws. Many people I speak with are not aware that you can write off all of your costs to relocate provided you meet he guidelines set by CRA. The distance of the move must be a minimum of 40 kilometers. As a previous blog alluded to, the best surprise is no surprise. Call or email us today to help you with your relocation. A High Level of Service is Not Expensive…Its Priceless!
