When is the best time to sell or buy a home in Winnipeg?
Over the course of a year, this is perhaps the most common question I am asked. The simplest answer to this question is: It depends. Let’s look at selling for starters. The market in Winnipeg has been in favor of the seller for quite some time, approx 11-12 years. This is a result of many outside influences, interest rates, Zero down payments and affordable housing to name a few. The most logical answer to this question is, when there are more buyers than sellers. This is dependant on many other factors that all have to be taken into consideration. Some of which include price, condition, location, competition and time of year. If some one tells you that any time is a good time, that may be correct, however unless you must sell your home, there will be better times of year than others. The market in any city is similar to the seasons of the year. In the spring there are more buyers, thus more demand. In the summer or fall, the demand may still be there, but typically it will not be with the intensity of the spring. The biggest mistake that I see a homeowner make is trying to get a spring price from a summer or fall market. We usually do not see expired listings in the first 6-7 months of the year on homes that have been priced to take advantage of the market. This will change later in the year and over the winter as a result of the agent or the vendor attempting to get a value the market will not bear at that time of year due to less interest. I like to explain this in a very simple fashion, there are pools of buyers at any time, and the trick is to price, prepare and present the home at the most opportune time to catch as many pools of buyers as possible.
